Why rent through us?
We can offer a professional and hassle free service to help find the right home for you. Please find below some useful information that will guide you through the process of renting with us.
HOLDING DEPOSIT
After you have viewed the property, you may reserve it by payment of a holding deposit equivalent to maximum one weeks rent as clear funds. This payment is to indicate your commitment, is held against expenses, and is off set against your initial rental payment at the commencement of the tenancy.
In the event that the landlord decides for any reason not to proceed with the Tenancy this payment will be returned to you. This will be forfeited if you or any relevant person withdraws from the Tenancy, fails a Right-to-Rent checks, provides materially significant false or misleading information, or fails to provide references and/or sign their tenancy agreement (and/or Deed of Guarantee). You and all relevant person agree to provide all requested documents for us to be able to process your application and sign tenancy agreement and/or Deed of Guarantee within 7 days from the date offer has been accepted or by proposed/agreed tenancy start date whichever is earlier.
REFERENCES
Any Tenancy will be subject to the tenant satisfying our requirements by way of providing our offices with proof of employment, proof of income, current/previous landlord reference and proof of current address, right-to-rent documents and other documents that might be required. These are essential requirements to satisfy the money laundering laws that are currently in place. Applicants will be required to provide the references within a sufficient time for us to verify.
As part of Right to Rent checks imposed by the government any party over the age of 18 will be required to show their original Right to Rent document in person. Please ask for list of acceptable Right to Rent documents or visit:

It is now law to advise you that we are required to carry out a credit check on all our potential incoming tenants. On the subject of the credit searches, we would require your current, and a previous UK address if you have moved within the last 3 years, and the time that you had lived in those premises, in addition to your date of birth. Credit referencing agency will add to your record details of our search and your application and this will be seen by other organisations that make searches.
Minimum earnings threshold required to pass references is 2.5 times over the annual rent for the tenant and 3 times over the annual rent for guarantors. Savings may be calculated towards income too. Fixed term employment contact will have to be for duration of the tenancy. The guarantor will be required to sign Deed of Guarantee once references are completed. We are unable to accept overseas guarantors.
5 WEEKS SECURITY DEPOSIT AND FIRST MONTH RENT PAYMENT
We will require a security deposit prior to moving in, (which shall be held by the Government Deposit Protection scheme as security for the duration of the Tenancy), plus a full months’ rent in advance, prior to any tenancy commencing.
The deposit will be held and released in accordance with Tenancy Terms and Conditions. The tenant cannot off set the rent by using this deposit. No interest is accruable on deposits.
We found it easier for both the landlord and tenant, for the monthly rent to be collected on standing order.
Please be aware that we cannot entertain arrangements for future payments of monthly rent by cheque, cash or card payment.
